Colorado Springs vs Castle Rock vs Monument: Comparing Three I-25 Corridor Towns in 2026
If you are weighing a move somewhere between downtown Colorado Springs and downtown Denver, three names come up again and again: Colorado Springs, Monument and Castle Rock. All three sit on I-25, all three have mountain views and access to open space, and all three draw buyers who want to be close to work without giving up room to breathe. The differences are in price, scale, water systems and how far you are from each city center.
The Treasure Davis Team has sold real estate across El Paso County and north along the corridor to Monument and Castle Rock since 2005. Below is a side-by-side look at what each town offers, built from current market data and public sources, so you can decide which one fits your budget and your commute.
Executive Summary
Colorado Springs is the largest and most affordable of the three, with an August 2026 median sale price near $460,000 and the widest range of home types. Monument and Castle Rock both run roughly $185,000 higher at the median, around $645,000 and $650,000. Monument is the shortest drive to Colorado Springs and keeps a small-town footprint. Price Points Compared
Colorado Springs gives buyers the most options at the most price points. The city-wide median sat near $460,000 in August 2026, down about 3 percent from a year earlier, with homes taking a median of 42 days to sell (Redfin). Across El Paso County, Pikes Peak REALTOR Services reported a June 2026 detached and patio home median of $499,999 (KOAA). That range covers condos and townhomes well below the median, established neighborhoods in the middle, and newer master-planned communities and luxury homes above it. If you are shopping condos, our guide to Colorado Springs condo financing rules for 2026 is worth reading first.
Monument and Castle Rock land within a few thousand dollars of each other. Monument's August 2026 median was about $645,000 on 93 sales, and Castle Rock's was about $650,000 on 417 sales, both up slightly from 2025. The volume difference matters. Castle Rock simply has more homes trading each month, so buyers see more choices at any given time. Monument's smaller inventory means good homes can move quickly, and buyers do best when they are pre-approved and ready to act.

Commute and Location
All three towns are on I-25, so the deciding factor is usually which end of the corridor you need to reach most often.
From Colorado Springs, downtown Denver is about 69 miles. The city is home to Fort Carson, Peterson Space Force Base, the U.S. Air Force Academy and NORAD and U.S. Northern Command, which together employ tens of thousands of people (Colorado Springs Gazette). If your work is on or near one of those installations, our military relocation guide to Colorado Springs walks through the details.
Monument sits about 20 miles north of Colorado Springs and about 50 miles south of Denver, with Highway 105 connecting it to Woodmoor and Palmer Lake. That puts the Air Force Academy and north Colorado Springs employers within a short drive.
Castle Rock is about 30 miles from downtown Denver and about 40 miles from downtown Colorado Springs, according to the Castle Rock Economic Development Council. It is the best fit of the three for someone who works in Denver or the Denver Tech Center but still wants a quick drive south to Colorado Springs.
The 18-mile I-25 South Gap project between Monument and Castle Rock finished in 2022 and added an express lane in each direction, which helped travel times on the stretch that connects all three towns. Water, Utilities and Taxes
Water is one of the clearest differences among these towns, and it is worth understanding before you buy.
Colorado Springs Utilities is a single city-owned provider for water, electric, natural gas and wastewater, which keeps billing simple. Castle Rock runs its own water utility, Castle Rock Water, and is working toward more renewable supply through its WISE partnership and future projects (Town of Castle Rock). Monument is served by several providers depending on the address, including the Town of Monument, Triview Metropolitan District and Woodmoor Water and Sanitation. Some properties around Monument use private wells and septic systems.
Metro districts are also common in newer neighborhoods. In Castle Rock, 2026 metro district levies range from about 22.5 to 94.6 mills depending on the neighborhood (Town of Castle Rock). Similar districts exist in parts of Colorado Springs and Monument. Ask for the total mill levy on any home you consider, not just the list price. Amenities and Recreation
Colorado Springs has the deepest list. Garden of the Gods and Pikes Peak are in the city's backyard, and the voter-approved TOPS program has protected more than 7,500 acres of open space and 67 parks since 1997 (City of Colorado Springs). Add downtown dining, minor league baseball, the Olympic & Paralympic Museum and hundreds of miles of trails. Our list of top hiking areas near Colorado Springs is a good place to start exploring.
Monument offers lake access at Monument Lake and Lake Woodmoor, the Monument Ice Rinks, and the gravel New Santa Fe Regional Trail, which runs about 14 miles with a trailhead on Third Street (El Paso County Parks). Its Fourth of July parade and Tri-Lakes Chamber street fair draw tens of thousands of visitors each year (Colorado Springs Gazette). For a feel of what homes look like in the area, see our recent post on a Woodmoor area home in Monument with main-level living and a walkout basement.
Castle Rock has 55 parks, 110 miles of trails and more than 6,680 acres of open space (Town of Castle Rock). Philip S. Miller Park includes the 200-step Challenge Hill, zip lines and an indoor recreation center. Rock Park, Festival Park and Historic Downtown host events like Starlighting each November, and the Outlets at Castle Rock and The Promenade cover shopping.
